Late actress Sridevi’s Chennai property has become the centre of a legal dispute, with her husband Boney Kapoor and daughters Janhvi Kapoor and Khushi Kapoor approaching the Madras High Court for intervention. The matter concerns a 4.7-acre property located on Chennai’s East Coast Road (ECR), which Sridevi had purchased in 1988. The dispute began after three individuals allegedly staked claim to the land, prompting Kapoor to take legal action in 2025.

The Kapoor family decided to move to the High Court after an additional district court in Chengalpattu refused to dismiss a civil suit related to the property. This meant the ownership dispute would continue to be examined in trial proceedings.
In his plea, Boney Kapoor maintained that the property was legally acquired by Sridevi and questioned the claims made by the three individuals. He also raised concerns about a legal heirship certificate that had reportedly been issued in their favour, calling its validity into question. The filmmaker told the court that the land was originally owned by M.C. Sambanda Mudaliar and had been divided among family members through a mutual arrangement in 1960. Based on this division, Sridevi went on to purchase the property in 1988.

However, the dispute arose when a woman and her two sons began asserting rights over the land. The woman claims to be the second wife of one of Mudaliar’s sons and says she married him in 1975. Challenging this, Kapoor argued that the claim does not hold legal ground, stating that the man’s first marriage was still valid at the time. This, according to him, makes the second marriage legally invalid.
Boney Kapoor also questioned how a legal heirship certificate was issued to the three individuals. He urged the court to revoke the certificate and prevent any further complications regarding ownership of the property. In earlier proceedings, the court had directed the concerned revenue authority to review the matter and take a decision within a stipulated time.
The property is not just a legal asset but also holds emotional value for the Kapoor family. It has reportedly been used as a farmhouse and remains closely associated with Sridevi’s legacy. With the matter now before the Madras High Court. The case will focus on examining the legitimacy of the competing claims and the legal documents involved. The outcome will ultimately determine the ownership of a property that has remained with Sridevi’s family for decades.
